Builders On-Board With Benefits of Home
Staging
With sales of newly built homes
slipping in May 1.6 percent, builders are offering more then just
new home incentives to new buyers. "Many of the home buyers of
these new homes are "contingent" upon the success of selling their
current home, so if they can't manage to sell their home, everyone
loses" says Audra Slinkey of the Home Staging Resource. "When
the home builder offers to bring in a professional home stager to
stage the contingent buyers home, the odds of it selling are
increased, while the cost to the builder is nominal compared to the
cost of losing the sale."
Home builders understand the value of
"home marketing" better then most since many times the "model home
look" is what sold the buyers on purchasing a newly built home to
begin with. It's not a stretch to assist those same buyers in
creating their own model home look especially when the sell of the
new house is on the line. "We are hearing of a lot of
successful, mutually beneficial relationships between our HSR
Certified Professional Home Stagers and new builders in their
area...offering home staging services makes a wonderful house
warming gift!" says Audra.
Home staging is not rocket science
but a simple matter of economics. Improve upon a product and
the demand increases. In a market place where there are fewer
buyers (less demand) then sellers, it is imperative to compete by
presenting the home in the best of lights. New home builders
are competing with existing home sellers who may have more
flexibility over price.
According to the National Association
of Home Builders, completed homes represent 33% of an inventory of
536,000 units or 7.1 months supply. When the goal of every new
home builder is to close escrow on the day of home completion, this
statistic is certainly not ideal.
